2004

Inception of the company

In 2004, Sorin Preda, an experienced executive in the field of telecommunications and marketing, founded Global Vision as a company primarily active in the construction sector.

2005

Key Project: City Mall

Global Vision was chosen as the project designer & sole supplier of Building Technology Systems (ITC&C networks, security systems, access control, fire security, power and power back-up systems) for City Mall Bucharest.

This property was also Global Vision’s first Property Management Servies client, marking the launch of one of the company’s key main business lines.

2005

Key Project: Phoenix Tower (PGV Tower)

Global Vision executed the construction of the residential & commercial building. The services rendered also included project design, as well as implementing intelligent building technology systems.

Global Vision was also appointed Property Manager for PGV Tower, currently known as Pheonix Tower.

2006

Key project: South Center Parking

South Center Parking was, at the time of completion, the second largest parking unit in Romania. Initially, it was built to be used exclusively by City Mall’s clients, and it is connected with the gallery by an overground tunnel.

Following finalization of works, Global Vision was also appointed as Property Management Services provider for South Center Parking.

2007

First restoration project: Eliade Tower

Global Vision was granted the project design & construction services within this restoration project which covered a complex range of building construction and civil engineering works.

We executed the road construction (parking and alleys), the installation works, electrical and control access systems implementation, interior architecture and provided on-site civil engineering expertise.

2007

Key project: BOB Tower

BOB Tower is part of a wider building complex developed between 2006 and 2011, which consists of office buildings, residential towers, retail spaces and other amenities.

Global Vision was selected as General Contractor for this project, overseeing the project design, project management, technological installations, and interior architecture. Following delivery of the project, a long-term agreement was concluded for rendering of property management services.

2008

First major built to own project: Omnilogic Corporate Campus

Omnilogic Corporate Campus is a multi-use project comprising of office buildings, a warehouse unit and a dedicated datacenter building.

We provided a full range of development services such as property and land development, project management, building construction & project design, coordination of structure execution, façade and installation works, implementation of intelligent business technology systems, landscaping, road construction, as well as on-site civil engineering.

2009

Expansion of activity in Timisoara and first industrial projects

Within a timeframe of 6 months, Global Vision executed 2 built to own projects comprising of warehouse units for Euromaster and G4S. Global Vision provided the full spectrum of development services, from location selection to execution of construction works.

Key project: Olympus Tower

Global Vision was commissioned to build the new headquarters of Bancpost, a five-story AA class office building with a GLA of 25 000 sq. m, located in the business center of Bucharest city. Property development services, including design, construction & civil engineering are some of the services provided and at completion, Global Vision was chosen as supplier of property management services.

2010

BOC Tower

BOC Tower is part of the same wider building complex developed between 2006 and 2011, which includes BOB Tower and the residential complex called Upground.

Global Vision executed the design works and was chosen as sole supplier of Building Technology Systems for this project. At completion, Global Vision was chosen as supplier of property management services.

Key project: Fan Courier distribution center in Timisoara

Global Vision was involved in the development stages of the project, overseeing the land development tasks. Furthermore, we provided general project management and construction services, including execution of engineering works.

Upon completion, FAN Courier appointed Global Vision as property management services provider.

2012

Key project: Romanian Basketball Federation Headquarters

The Romanian Basketball Federation partnered with Global Vision to build a modern headquarters within the Lia Manoliu Sports Complex, a 1 000 sq. m. structure comprised of offices, a conference room, cafeterias at each level and a fitness facility. Location: 39th Following delivery of the project, Global Vision was also appointed Property Manager for Romanian Basketball Federation Headquarters.

2012

Fit-out projects for office units

In 2012, Global Vision further increased the construction services portfolio by delivering tailored fit-out projects (relocations of headquarters) to major international companies such as Clearanswer Europe.

2013

From care centers to public institutions

2013 marked a series of firsts, as Global Vision provided project management and construction services for companies active in different fields requiring highly customized solutions which challenged the team’s expertise to the maximum, such as Hospice – Casa Sperantei (care center), IT companies and public institutions.

2014

Highlight: first major conversion project

Initially designed as a shopping mall, City Mall Shopping Center was converted into an AA class office building, a project for which Global Vision was appointed general contractor. The works were completed in a record time considering the overall complexity of the expected outcome – less than 7 months.

2015

Bratianu Business Center – rehabilitation of a historic monument

Located in the heart of the capital city, Bratianu Business Center is one of the landmarks of Bucharest’s historic area. Following the rehabilitation project, this neoclassical style building constructed between 1924 and 1926 was converted into a mixed-use business centre, comprising of offices with flexible interior design & efficient partitioning, and commercial spaces.

2015

Origami Residence – creativity endorsed by expertise

Developed by Global Vision, this 8 floors exclusive residential project is considered one of Timisoara’s modern landmarks due to its exceptional design. The mixed-use property provides all required amenities for an outstanding living experience.

2015

More than 50,000 sq. m of warehouse space in less than a year

Global Vision provided property development and construction services in one of the country’s largest industrial & logistics parks – Timisoara Industrial Park I (formerly known as Timisoara Airport Park) – for the execution of 2 large scale warehouse units, rented by Continental and Elster.

Key project: Goodyear headquarters

Goodyear contracted Global Vision to execute fit-out works for their 1,200 sq. m new headquarters in Floreasca Business Park. The project was delivered within 5 weeks – significantly faster than initially estimated.

2016

First international projects

Global Vision focused on the development of major industrial and logistics projects in Romania, whilst expanding its operations at an European level, in Slovenia and Slovakia.

Taking our business lines to the next level

Global Vision expanded its expertise in development, construction and property management by increasing its portfolio with a wide range of complex projects (residential, fit-out works, industrial & logistics units)

Strategic partnership

Global Vision set up a JV partnership that enabled the company to start the development of 2 large scale mixed-use projects: Chitila Logistics Hub, comprising of a 75,000 sq. m logistics & industrial use warehouse with easy access to Bucharest city, and Constanta Business Park, the largest business community adjacent to the port area, with a development potential of up to 100 ha.

Lease transaction of the Year Award

Global Vision received the award for Lease transaction of the year from Property Forum for the HAVI deal, the long term contract concluded for a 21,000 sq. m temperature controlled unit in Buchrest, a complex project that incorporates sustainable features for optimization of onsite operations

New product – the launch of the Last Mile concept

As focus on proximity to the end-customer became of paramount importance mostly for e-commerce companies, Global Vision launched the Last Mile concept – logistics parks providing small, medium, and large size storage units for cross docking activities (in-out within 24 h) with fast access to city centers & onsite public transportation, by setting up the first development in Targu Mures
